How much does a garage floor coating cost?
It depends on square footage, the condition of the concrete, and the system you choose. Send us the rough dimensions and a couple of photos through the estimate form and we will come back with real numbers. Estimates are free.
Do I need to be home for the estimate?
For most floors we come out, look at the concrete, and lay flake samples on your floor so you can see the blend in your own light. If it is a straightforward garage, photos and dimensions can get you a ballpark first.
How does the request form work?
The form on our contact page goes straight to our scheduling system. You will hear back to set a time. It is a request for an estimate, not a booking, so nothing is committed until you say so.
The job
How long does it take?
Many garages are prepped and coated in a single day. Patios and porches are often similar. Bigger floors, heavy repairs, or old coatings that need to come off can take longer. We tell you up front.
Do I have to empty the garage?
Yes, the floor has to be clear. If moving things is a problem, say so when you book. The crew has helped customers get items out and back in on the day.
What do you do to the concrete first?
We diamond grind it to remove old paint, sealer and contaminants and open the surface so the coating bonds to the slab. Every floor is ground; we never acid etch. Cracks are filled before coating.
Can you coat a floor that was painted or coated before?
Yes. Old coatings come off during prep. Coating over a failing finish is why floors peel, so it gets taken down to clean concrete first.
When can I walk on it and park on it?
Walk on it after 8 hours. Move anything heavy back in after 24 hours. Drive on it after 48 hours.
Does weather matter?
For outdoor floors, yes. Rain, heat and cold affect how coatings cure, so outdoor work is scheduled around the forecast.
Finishes
Flake, solid color, or metallic?
Flake for a working floor: it hides dirt and wear and adds grip. Solid color for a clean look in a space that stays clean. Metallic when you want a showpiece. We bring samples so you are not guessing from a screen.
What is polyaspartic and why do you use it?
A fast-curing coating that stays clear in sunlight, flexes with the slab, and resists hot tires and chemicals better than plain epoxy. It is a strong choice for garages and outdoor floors.
What products do you use?
Simiron, and only Simiron. Our standard garage system is a polyurea base coat with a polyaspartic topcoat.
Will an outdoor floor be slippery?
It does not have to be. Anti-slip additives can be broadcast into the outdoor topcoat, tuned for bare feet around a pool or boots on a patio.
Will it fade or yellow in the sun?
Not with a UV-stable topcoat such as polyaspartic. Interior-grade epoxy can yellow outdoors, so outdoor floors get a UV-rated product.
Living with it
How do I clean a coated floor?
Sweep or blow it off, and mop or hose it with water and a mild cleaner when it needs it. No wax, no harsh solvents. Oil and most spills wipe up without staining.
Will hot tires peel it?
Hot-tire pickup happens on thin or poorly prepped coatings. A properly bonded floor that has fully cured is built to take it.

Our own crew, led by the owner. The owner is on the job, not just the estimate.

Yes. Salons, offices, retail, churches, shops, and warehouses. We schedule around your hours so the closure is short.
